A 10.12 ha (25 acre) industrial and commercial site, located just off Jct 16 on the M6, Crewe.

Linchpin were appointed to prepare redevelopment proposals for the site, which would maximise the amount of new development (industrial units) that could be accommodated, taking into account: -

*The redevelopment potential of available and under-utilised land on the site.
*Existing site constraints
*Access, circulation and car parking.
*Improvements in soft landscaping
*Financial viability.

Early activity was focused on establishing the location, availability and capacity of services together with any other associated constraints.

Our redevelopment proposal ultimately provided the "optimum solution" for the site, tailored around the sites unique characteristics, and offering accommodation to meet both current and future market demand.

Importantly our proposal shifted the location of business activity from back to "front of house", re-introduced the R&D Park into the site, and provided a modern image for Radway Green.

The master plan reflects a clean, simple, grid type layout, which maximises development density, but at the same time generates much improved access, parking, soft landscaping and open space.

The development provides an additional 10,781 sq m (116,050 sq ft) of modern industrial units across the site.
