Tameside Business Centre is a 3.2 ha (7.9 acre) mixed use commercial / industrial site in Denton, Manchester.

Linchpin were instructed to provide a redevelopment proposal for the site in order that:-

*The existing site value / carrying cost could be protected and preserved.
*Redundant, dilapidated and "unsafe" buildings could be demolished, redeveloped and / or refurbished.
*The poor (and dangerous) condition of the estate road and service infrastructure could be improved.
*The high level of voids across the site could be dramatically reduced.

Our redevelopment focused on demolishing and clearing the majority of the dilapidated and mainly vacant buildings on the site.

This generated a significant development area upon which we have accommodated a 2,800 sq m (30,118 sq ft) "landmark" office building, and 4,088 sq m (44,000 sq ft) of new modern industrial units.

One of the key elements in determining the financial viability of this scheme was the retention of peripheral buildings, of a better condition, but more importantly incoming producing with little voids.

The retention of these buildings effectively preserved and protected the client's carrying costs / book value of the site.

As part of the clients desire to retain existing tenants (where possible) two enabling contracts were also undertaken, one to remove asbestos and the other to refurbish an existing office. This enabled a number of existing tenants to be relocated on the site before the main development contract commenced.
