Project details

The site is a 26 ha (64 acre) mixed use development, comprising residential (16.14 ha), commercial / business centre (0.73 ha) and recreational use (9.03 ha).

The redevelopment included the demolition of the former Vulcan Works factory and significant remediation and remodelling across the site.

Linchpin acted on behalf of Ashtenne Land, in bringing together the two adjoining land parcels (and parties), and in the formation of the JV agreement with St Modwen.

The main focus of activity concentrated on the development of the design and master plan for the site, and providing the myriad of reports, surveys, etc required to support the outline planning application for the site.

Various planning issues and concerns were addressed during the above process, including traffic, Sport England, environment, contamination, noise, the drafting of an appropriate S106 agreement, and representing the client at the ultimate "Call-in" by the Secretary of State.
